Subdivisions

Purpose of Subdivision

Subdivision is the process of creating new parcels of land or adjusting existing property boundaries. A subdivision may create new legal lots, alter lot lines, establish strata developments, or convert existing developments to strata ownership. Subdivision applications are required for:

  • Creating two or more lots from one or more existing parcels;
  • Lot line adjustments;
  • Creating a bare land strata development;
  • Creating a phased strata development; and
  • Converting an existing multi-unit development to strata ownership.

Under provincial legislation, the District's Approving Officer is responsible for reviewing subdivision applications and determining whether they comply with applicable provincial requirements, District bylaws, servicing standards, and public interest considerations.

The Approving Officer may refuse a subdivision application if the proposal is considered contrary to the public interest.

Apply for a Subdivision

Before submitting an application, applicants are encouraged to contact Planning staff to confirm that the proposed subdivision complies with current zoning and other applicable District requirements.

Where a proposed subdivision complies with zoning requirements and District bylaws, applications may be submitted by email to planning@kentbc.ca or in person at Municipal Hall.

To avoid delays in processing, please ensure your application includes:

  • A completed Subdivision Application Form signed by all registered property owners and the applicant. A Letter of Agency is required if the applicant is not listed on title;
  • A sketch plan showing the proposed lot layout, including lot dimensions, access points, and the location of existing and proposed utilities;
  • A current State of Title Certificate or title search dated within 30 days of submission, or payment of the applicable fee for the District to obtain the title on your behalf; and
  • Payment of all applicable application fees. Applications will not be processed until all fees have been received.
